Covering Sunderland, Washington and the outlying villages

Sunderland is a regular part of our week, covered alongside Durham and Newcastle. We are based at Fishburn, so the city is a comfortable run for us, quick enough to come out and measure up without a long wait, and close enough that we remain easy to reach if you ever need us under the 5 year guarantee.

The work spans the whole city and the villages around it: terraced and semi-detached streets in Millfield, Pallion, Southwick and Roker, larger properties in Ashbrooke, Fulwell and East Herrington, post-war and modern estates around Doxford, Farringdon and Washington, and village housing at Houghton, Hetton and Ryhope.

The most common brief is straightforward and repeats constantly: more off-street parking, without the front of the house ending up looking like a car park. That is where the setting out matters far more than the material. A planted border retained along one side, a contrasting block course marking the edge, a defined paved threshold at the door; these are what stop a functional drive from swallowing the entire frontage.

Coastal influence is real here too, particularly at Roker, Seaburn and Ryhope, where wind-driven rain finds any weak edge or thin joint. Inland, towards Washington and Houghton, clay ground and slow drainage are the bigger factor.

We are based in Fishburn and work right across County Durham, Teesside, Tyne & Wear and North Yorkshire. Have a look at recent projects or read how we work.

Why homeowners choose us

Why Sunderland homeowners use JP Driveways & Landscaping

Sunderland is on our regular round

We cover the city alongside Durham and Newcastle week to week, so quotes come quickly and we are still here for you throughout the guarantee period.

20 years of local experience

Two decades working on north east housing means we know how these properties are built, how the ground behaves and where cheap driveways fail first.

Design as well as construction

We set drives out so they still look like part of a home: borders, thresholds and contrasting courses, not just the largest possible slab of paving.

Insured, guaranteed, family-run

£5 million public liability insurance, a 5 year workmanship guarantee, and the owner on site rather than a subcontracted crew you have never met.

Local conditions

The problems we see on Sunderland driveways

Drives that fall towards the house

A great many Sunderland frontages slope back towards the property or a garage threshold. Unless falls, a channel drain or a permeable surface are designed in from the start, water is delivered straight to the wall.

Clay ground and slow drainage

Clay subsoil inland towards Washington and Houghton holds water and moves seasonally. A thin base over clay lifts and dips, so we excavate deeper and use membrane where needed.

Coastal exposure at Roker, Seaburn and Ryhope

Salt air and wind-driven rain strip poorly sanded joints and loosen edges that were bedded on sand instead of haunched in concrete.

Frontages too small for the parking wanted

Squeezing two cars onto a shallow frontage often means the setting out, not the material, decides whether it works. Done badly you get a drive nobody can actually use comfortably.

Our process

How a Sunderland job runs, from enquiry to guarantee

  1. 01

    Your call or enquiry

Tell us what you are planning and where you are in Sunderland. We talk it through, ask about access, parking and drainage, and arrange a time to come and look that suits you, including evenings up to 6pm and Saturdays.

  2. 02

    Site visit and measure up

We come out to your Sunderland property, measure the area properly, check ground conditions and levels, and look at where surface water needs to go. Nothing is quoted from an aerial photograph.

  3. 03

    Clear written quote

You get a free written price setting out the surface, the build-up beneath it, edgings, drainage and the finish. No obligation, no pressure and no returning later with extras that should have been priced at the start.

  4. 04

Date booked with a 20% deposit

A 20% deposit secures your installation date. Payment terms for the balance are confirmed in your written quote. Card, cash and bank transfer are all fine.

  5. 05

    Installation, tidily run

A typical driveway takes around 4 days on site. We keep the working area contained, protect what stays, and leave your Sunderland street and frontage clean at the end of every day.

  6. 06

Walk round and 5 year guarantee

We walk the finished job with you before we leave, explain aftercare, and hand over work covered by our 5 year workmanship guarantee, backed by £5 million public liability insurance.

Getting the parking you need without losing the frontage

The most useful thing we do on a Sunderland job often happens before any digging: working out how the space is actually used. Which way do you turn in? Where does the bin go? Does a car door need to open next to a wall? Do you want to keep any planting? Once that is understood, a frontage that looked like it would only take one car can frequently take two, and a frontage that would have been entirely paved keeps a retained border and a defined threshold.

Materials then support that layout. Contrasting block courses can mark out bays and edges so the drive reads as deliberate rather than as an expanse of paving. A patio-quality threshold at the front door separates walking from parking. A low retained bed along one boundary softens the whole thing for very little cost. None of this makes the drive less practical; it simply stops the house looking like a forecourt.

Drainage and build-up: the parts you never see

Where a Sunderland drive slopes back towards the house, drainage decides whether the job is a success. We establish the finished level relative to the damp course and any garage or door threshold, then design the falls to take water away from the building, to a properly connected channel drain, to a designed low point, or through a permeable construction that lets water pass down through the surface rather than running across it.

Beneath that, the build sequence is consistent. Excavate to the depth the ground demands and remove the spoil, membrane where the subgrade is soft or heavily clay-based, sub-base laid and compacted in layers, edges and kerbs bedded and haunched in concrete, then the chosen surface laid to the correct falls and finished: kiln-dried sand and vibrating on blocks, a consistent trowelled depth on resin bound, base and wearing courses machine rolled on tarmac, or a poured, imprinted and sealed slab on pattern concrete.

A typical driveway is around 4 days on site and we leave the frontage and street clean each day. Your quote is free and written after an actual site visit, a 20% deposit books the date, payment terms for the balance are confirmed in your written quote, and the finished work is covered by our 5 year workmanship guarantee.
